Dear Residents:
Thank you again for your interest in our company. I have asked several members of our staff to write down a list of reasons they think customers should hire Apex. These lists are included below.
Beth Zeier writes: Your association will have the entire Apex team working for them. There are many levels and years of experience in management, accounting, maintenance and administration within our staff. Your best interest is always our goal.
Lisa Marks writes: We are fair, accommodating but realistic, informative, evolving and progressive. We see a need and work to conquer the problem.
Mike Gaginella writes: We successfully manage over 1000 units in Dane County. We have been in business for over 20 years. We employ a complete, well-rounded, experienced and knowledgeable management team and support staff. We have a reputation for high quality and are committed to maintaining that good reputation. We have systems in place for prompt and effective response to residents. We are quick to address concerns. We are experienced, reliable, dependable, and courteous. We have long-term employees who really care.
Brandy Mortensen writes: The fact that you get a live person when you call is a big relief to most people since they can get things done when they have time, not just when the company has time. If they have a problem that they think their manager is not taking care of, the president of the company will take their call. Residents will actually call us if they have a problem or complaint because they know that it will be taken care of, instead of them sitting and stewing about it.
As you can see, our employees believe in our company. We are very fortunate to have such a dedicated staff. In any organization, is there anything more important?
We have been in business for over twenty years. During these years, we have managed properties for many people, all over Dane County. We have only lost a hand full of customers in all this time. I believe the main reason for this is that we actually care about doing a good job. This may sound obvious, but unfortunately, it is rare in property management. We could make more money by having a smaller staff. Most management companies get by with a skeleton crew or no crew at all. To me, it is more important to do a better job than to make the most money. I look at profitability on a long-term basis.
We are one of a very few management companies who also own real estate. So, we can relate first-hand to the concerns of property owners. We want our properties cared for appropriately, same as you. We have an insight that no other company can offer, and because of our financial resources, we can behave like a larger company when we need to. We have access to architects, engineers, attorneys, accountants, lobbyists, government officials, bankers, insurance people, contractors and many others, who smaller or less established companies do not.
I can understand that based on appearances, you may think that with Apex, your association would be a small fish in a big pond. First, we are not that big. We are probably 4th or 5th largest in Madison. Second, you are in a big pond. We are a big fish. Don’t you think it would be better to be looked after by us instead of by some little fish?
Finally, my education is in real estate finance and urban land economics. My experience has been over 20 years of hands-on property management, maintenance and remodeling. I am still capable of doing plumbing, electrical work, carpentry, etc. I know how to do real work, not just talk about it. We have not learned our business by buying some marketing package or reading a book. Customers hire us for our expertise, opinions and advice. There is much more to property management than smiling, nodding and telling you what you want to hear.
We are very eager to work for you.
Sincerely,
Bruce Bosben
Chairman
